Once a deposit has been made, cancellations for any reason are subject to a $25 credit card processing fee, provided we receive the cancellation request more than five (5) days prior to arrival. Cancellations or changes made five (5) days or fewer before arrival will result in the forfeiture of the deposit. During our busy season, after prepayment at check-in, no refunds will be issued for any unused nights. For reservations involving multiple rooms, any change or cancellation fees apply to each room individually.

 There is an additional fee of $25 per night per person beyond the standard room capacity stated.

We are unable to guarantee exact rooms, but we are happy to honor requests whenever possible.

Pets are not permitted.

We are a 100% Non-Smoking property. All rooms and balconies are nonsmoking. As a courtesy to nonsmokers and to avoid smoke entering a room through an open door or window, guests are kindly requested to smoke off the property. Leaving a room smelling of smoke will result in a cleaning fee of (minimum $250.00).

Rates are subject to 9% Maine lodging tax.
